This multi-part guide will walk you through everything you need to properly budget and avoid costly mistakes when building your custom dream home.
Watch each short video one step at a time to get a full understanding of the construction process. Feel free to bookmark and come back as you go through the sections.
After going through the videos, be sure to get the Custom Home Budgeting Toolkit provided at the bottom of the page. This toolkit gives you specific pricing details from an actual custom build, a pricing worksheet, and other useful resources to help turn your dream into a reality!
Now, let's dive into the first video on how our Design-Build process sets you up for success...
Rethinking the Design-Build Model
After years as a traditional contractor, I found the typical process for custom homes to be fragmented and filled with cost pitfalls.
That’s why I made the decision to change our entire business model to Design-Build five years ago. This integrated approach offers huge benefits for home owners:
- A single company handles design, permitting, and construction
- Greater collaboration across project stages
- More cost efficiency by eliminating redundancies
- Pricing visibility throughout the process
- No 11th hour surprises that threaten budgets
With the Design-Build model, our aligned incentives can provide the home you want for the price agreed upon. You don’t have to accept compromises or budget realities after construction begins.
The 3 Construction Costs
Building costs typically fall into 3 main categories:
Soft Costs: All design fees like architects and engineers. Runs $50,000-$150,000+
Hard Costs: The actual construction of the home. Runs $200-$500 per sq ft.
Permits & Infrastructure: Permitting fees, utility connections, and site work. Runs $30,000-$100,000+
Knowing these costs separately helps plan budgets. Many people miss the Soft and Infrastructure costs.
The High Cost of Not Planning Ahead
Skipping early budgeting and planning for a custom home build can end up being incredibly expensive down the road. Just ask the Jennings family.
As mentioned before, a couple worked with an architect first and spent over $100,000 designing their perfect home additions and renovations.
However, when they finally got builder bids at the end of the design process, the prices were far higher than they expected.
Because they didn't align their budget with realistic construction costs upfront, the Jennings incurred the following consequences:
- Over $100,000 spent on an unbuildable design
- Months of wasted time planning and revising plans
- Forced to sell property at an additional $20,000 loss
- $120,000 total lost for their dream home
They had to compromise on even having a home at all. This could have been easily prevented with proper planning and budgeting.
Don't let this happen to you. Our upfront design-build process prevents wasted time, money and heartbreak so you can build your dream worry-free.
The Importance of Pre-Construction Planning
Pre-construction is a critical phase that allows you to align your budget with your design wishes before breaking ground. It involves:
- Initial budgeting consultations
- Creating a detailed pricing analysis
- Finalizing designs and specifications
- Generating a fixed-price construction contract
This upfront planning and cost visibility sets the stage for a smooth build without budget headaches down the line.
